James Pyle & Co was established in late 2012 and has grown rapidly, largely by recommendation and word of mouth. We are a family owned, and wholly independent, and our aim has also been to offer an efficient, reliable and personalised service for each and every client with an emphasis on traditional values.  We offer three levels of service:

Fee: £360 set-up fee + 12% on a monthly basis

Fee: £360 set-up fee + 10% on a monthly basis

Let Only Service

One month’s rent (inc VAT)

 

James Pyle & Co offer an introductory and referencing service at a fee of one month’s rent. For this service we provide the following:

  • Marketing material including professional photos, floor plans and brochure
  • Advertisements on local and national websites including Rightmove, Zoopla, The Guild of Property Professionals and On the Market
  • Accompanied viewings and negotiation of offers
  • Tenant references, credit checks, previous Landlord and employment references and right to rent checks. Where necessary additional security would be requested by means of a guarantor.
  • Preparing the Tenancy Agreement, deposit prescribed information also ensuring the Tenants have had the ‘How to rent guide’, issue the gas safety certificate.
  • Signing of the Tenancy Agreement via DocuSign.
  • Taking a deposit from the tenant which will be deposited and protected in our Deposit Protection Service (DPS) custodial.
  • Organise and book the inventory – please note Inventory costs are extra and we can advise price at the time.

Tenancy set-up fee £300 + VAT (£360)

Monthly Management Fee 10% + VAT

For this service we provide the following:

  • Marketing material including professional photos, floor plans and brochure
  • Advertisements on local and national websites
  • Accompanied viewings and negotiation of offers
  • Taking up Tenant references, credit checks, previous Landlord and employment references and right to rent checks. Where necessary additional security would be requested by means of a guarantor.
  • Preparing the Tenancy Agreement, deposit prescribed information also ensuring the Tenants have had the ‘How to rent guide’, issue the gas safety certificate.
  • Signing of the Tenancy Agreement via DocuSign.
  • Taking a deposit from the tenant which will be deposited and protected in our Deposit Protection Service (DPS) custodial.
  • Organise and book the inventory – please note Inventory costs are extra and we can advise price at the time.
  • Changing of utility services including council tax at the beginning and end of the Tenancy
  • Monthly rent collection and monthly statement of account.
  • Chasing of late rent payments
  • Tax year end income and expenditure statement (HMRC audit as per Section 23 of the Tax and Management Act)
  • Arrangement of Inventory checkout at the end of the Tenancy
  • Any cleaning/damage/dilapidations at the end of the Tenancy will be arranged and managed by the Landlord in preparation for a new Tenant.

Monthly Management Fee 12% + VAT

For this service we provide the following:

  • Marketing material including professional photos, floor plans and brochure
  • Advertisements on local and national websites
  • Accompanied viewings and negotiation of offers
  • Taking up Tenant references, credit checks, previous Landlord and employment references and right to rent checks. Where necessary additional security would be requested by means of a guarantor.
  • Preparing the Tenancy Agreement, deposit prescribed information also ensuring the Tenants have had the ‘How to rent guide’, issue the gas safety certificate.

  • Taking a deposit from the tenant which will be deposited and protected in our Deposit Protection Service (DPS) custodial.
  • Rent and Legal Protection (see annex)
  • Property Damage Protection (see annex)
  • Organise and book the inventory – please note Inventory costs are extra and we can advise price at the time.
  • Changing of utility services including Council Tax at the beginning and end of the Tenancy
  • Monthly rent collection and monthly statement of account.
  • Chasing of late rent payments
  • Tax year end income and expenditure statement (HMRC audit as per Section 23 of the Tax and Management Act)
  • 24-hour management of any property maintenance issues and payment of the contractor from the rent.
  • Quarterly property management inspections
  • Arrangement of the annual gas safety certificate, if required
  • Arrangement of Inventory checkout at the end of the Tenancy
  • Any cleaning/damage/dilapidations at the end of the Tenancy will be managed by James Pyle & Co (charges may apply)
  • Submission of evidence for arbitration in the event of unsuccessful deposit negotiations.
