The cottage faces its large well-tended garden taking in the south-facing aspect complete with various outbuildings. The flexible accommodation extends in all to 2,028 sq.ft. spanning over three floors via two staircases.

On the ground floor, there is generous reception space comprising two cosy rooms within the original part of the cottage, the sitting room which is open plan to the light filled dining room addition with large windows overlooking the garden. At the far side of the cottage, there is a useful versatile room which has front access off the lane making it an ideal private home office adjacent to the downstairs WC/cloakroom. There are two kitchen areas open plan to one another, the smaller area is fitted with a Stanley range and houses the utility appliances, whilst the spacious main kitchen/breakfast room is light and airy, fitted with timber units and a breakfast seating area beside double doors to the garden. A particular feature of the cottage is the excellent first floor living room which boasts a wood burner and bi-folding doors opening to a handcrafted balcony with glass finish and enjoys far reaching views over the Painswick valley. Adjoining the living room, there is a double bedroom complete with fitted wardrobes and an en-suite shower room. Within the other wing of the first floor, there is a further double bedroom and family bathroom. Stairs lead up to the top floor where the are two attic bedrooms having full advantage of the countryside views.

Within the garden there are a range of timber constructed outbuildings which include a studio/office benefittig from power and electric heating, a separate workshop featuring a stove, and storeroom adjoining the double carport. In addition to the car port, there is further private off-road parking to the side of the cottage. Surrounded by Cotswold stone walling, the mature garden has been well-landscaped with good-sized lawns, a patio terrace off the kitchen, well-stocked planted borders and a vegetable garden to the side.

SITUATION The cottage is located within a collection of houses known as 'The Park' rurally located on the outskirts of Painswick and yet within walking distance to the village. Painswick is known as 'Queen of the Cotswolds' and is a very attractive large village, situated in the Cotswolds Area of Outstanding Natural Beauty and surrounded by particularly unspoilt countryside. The 15th Century Church, with its famous surrounding clipped yew trees, dominates this settlement with its ancient streets of stone cottages and houses. The village has a good range of shops, pubs and a hotel with more comprehensive shopping, commercial and recreational amenities in nearby Cheltenham, Cirencester and Stroud. An excellent choice of private schools in the area include Cheltenham College, Cheltenham Ladies College, Beaudesert Park, and Wycliffe College. There is also a wide choice of excellent primary, grammar and secondary schools. Fast trains from Stroud reach London Paddington in as little as an hour and thirty five minutes and the M5 is about five miles to the east of Stroud giving good access to the West Country and Midlands whilst the A417 is readily accessible linking the M4 & M5. Ample local sporting opportunities including a number of golf courses and National Hunt racing at Cheltenham and excellent walks in the surrounding countryside including The Cotswold Way.
